Answers to the questions we hear most often about leasing at Timber Creek Apartments in Sulphur Springs, TX. If you do not see what you are looking for, give us a call.
What are the application requirements?
Household income must be at least three times the monthly rent. Every adult who will live in the apartment needs to complete an application, and the application fee is $65 per applicant. We also run a standard credit and background screening. Depending on the results of that screening, an additional security deposit may be required.
What does it cost to move in?
Move-in costs at Timber Creek are:
- Application fee: $65 per adult applicant
- Administrative fee: $75
- Holding fee: $300
- Security deposit: $300 to $500
Your security deposit is set based on your screening results. First month rent is due at move-in as well.
Are there monthly fees besides rent?
Yes, and we would rather you know them up front than find them on your first statement:
- Trash: $17 per month
- Pest control: $5 per month
- Administrative service fee: $5 per month
- Water and sewer: allocated per unit
There is no technology fee, no package fee, and no cable or internet fee at Timber Creek. Electricity and internet are set up directly in your name with the provider you choose.
What lease terms do you offer?
Lease terms vary by availability, and we offer short term leases starting at three months. If you are relocating for work, on a travel contract, or between homes, call the office and we will walk through what is open.
Are pets allowed at Timber Creek?
Yes. We allow up to two pets per apartment. Pet costs are:
- Pet fee: $200
- Pet deposit: $200
- Pet rent: $25 per month

What dog breeds are restricted?
The following breeds are not permitted at Timber Creek:
Pit Bull, Rottweiler, Presa Canario, German Shepherd, Husky, Malamute, Doberman, Chow, St. Bernard, Great Dane, Akita, Staffordshire Terrier, American Bulldog, and Karelian Bear Dog.
Any hybrid or mixed breed of the above is also restricted. If you are unsure whether your dog qualifies, call the office before you apply and we will help you sort it out.
Is Timber Creek a gated community?
Yes. Timber Creek is a gated community with controlled access, and residents have gate access 24 hours a day.
What parking is available?
Open parking is included with your apartment. Covered carport spaces are available for $30 per month, subject to availability.
What floor plans are available?
Timber Creek offers one, two, and three bedroom apartment homes. One bedrooms start at 731 square feet, two bedrooms are available in one bath and two bath layouts up to 1,030 square feet, and three bedroom, two bath homes stretch past 1,240 square feet. Every home includes a full kitchen with dishwasher and microwave, generous closet space, and washer and dryer connections.
Where is Timber Creek located?
Timber Creek is at 1699 Arbala Road on the south side of Sulphur Springs, Texas, an easy drive from I-30, State Highway 11, and State Highway 154. Downtown Sulphur Springs and CHRISTUS Mother Frances Hospital are both a short drive away.
What are your office hours?
Our office is open Monday through Friday from 8:30 a.m. to 5:30 p.m., and Saturday from 10:00 a.m. to 5:00 p.m. We are closed Sunday. Residents have gate access 24 hours a day.
